FAQ: Why Didn't My House Sell?

 

Once upon a time you were an eager Home Buyer. You had a list of criteria for what you wanted in your home purchase. You'd done the research, knew your comfortable price range, and you were ready to make a move.

You settled in as a happy Homeowner. You unpacked your boxes, stocked your refrigerator, figured out the perfect furniture placement. You've celebrated birthdays and holidays, you've had a dinner party or 2, and maybe you've added on a deck or finished the basement. You've made your house, your home.

 

Now you've had a change in your life. Maybe the family has grown and you need more space. Perhaps you've got a new job across town or out of state. Whatever the reason, you've decided it's time to sell and move again.

You set the price, put the home on the market and wait. You have a few showings, maybe an open house, low offers or no offers and you wait. You are ready to move on to your next home, but you need to sell this one. What's wrong?

 

There are 2 things to remember with Real Estate...(1) the market is LOCAL! What you hear, see or read on television or the Internet might be referring to the national market, not your town or city. (2) Your local real estate agent is in the BEST position to know the local market and successfully sell your house.

Why didn't your house sell? There are several pieces to the puzzle~Price, Presentation, Marketing (these 3 will get the attention of the potential buyer) and Negotiation and Follow-Through (this will see the contract through to the closing). If any ONE piece is missing, your home could sit on the market with little or no attention, OR it may not make it to the final signatures and the exhange of keys.
