FAQ: How Do I Price My Home To Sell?

 

It's time for a move. It doesn't matter what the reason-job transfer, need more or less space, a desire to be closer to family or work. Maybe the neighborhood has changed. Generally speaking, when you've made the decision, you have a "game plan" in mind for the move. You want to move in the shortest time possible, with the least amount of hassle, at the best price achieveable! Your Real Estate Agent wants the same outcome.

If it's that easy, why doesn't it always work out that way? Pricing the home is a "team effort". What do I mean by that? The Real Estate Agent and the Homeseller need to agree on the right price.

Let's talk about some pricing misconceptions. When determining a price it's best NOT to consider the following:

~What you paid
~What you "need" to get from the sale
~What you want to get from the sale
~What your neighbor says
~What you spent to remodel or make improvements

 

The value of your property is determined by what a BUYER is willing to pay and a SELLER (that's you) is willing to accept in TODAY'S MARKET. Buyers make their pricing decision based on comparing your property to other property SOLD in your area.

Avoid becoming a "stale" listing. Hire a local, professional Real Estate Agent that knows the local market and can best advise you to "right price" your home for sale. Over-pricing can be just as damaging to your sale, as under-pricing.
